Karbon Homes reveals £20 million 105-property Sunderland plans

A housing association has revealed £20 million plans to deliver more than 100 affordable homes in Sunderland.

Karbon Homes says its 105-house North Hylton project will include rent-to-buy and affordable rent properties.

Subject to planning approval, the organisation hopes to start work early next year.

The plans are part of a £44 million investment by Karbon to build nearly 300 homes in Sunderland.

Karbon is working alongside Sunderland City Council and Homes England to bring the £20 million North Hylton site to fruition.

It has also received support from IDPartnership architects on the masterplan for the site – which is a former college campus – as well as Portland Consulting Engineers and surveyors Elliott Associates.

Bosses say the development will play a vital role in providing homes for workers on the new International Advanced Manufacturing Park (IAMP) in nearby Washington, which is close to Nissan’s factory.

Ged Walsh, director of development and asset management at Karbon Homes, said: “This project represents a significant commitment from us to developing affordable, high-quality homes in the city of Sunderland.

“Adding together this project in North Hylton, alongside the further seven sites in our programme, Karbon Homes and its partners are looking to build nearly 300 homes in Sunderland, and we look forward to bringing all these projects to fruition.”

Karen Anderson, from Homes England, said “It is great to be supporting Karbon Homes to deliver these homes that will create an intergenerational community – with housing options for people at different life stages – in an accessible location and close to future employment opportunities.

“Homes England wants to work with ambitious partners working on place making and this is a great example, transforming a derelict college site into high-quality homes in a well-designed environment.”

Ian Murray, an architect working on the North Hylton project for IDP, added: “We are delighted to be working with Karbon Homes on the delivery of a new neighbourhood on the site of the former North Hylton College.

“Focused around a high-quality landscape setting, the project utilises both traditional building techniques alongside ‘modern methods of construction’ to provide a diverse mix of contemporary housing, creating a sustainable community for all ages.”

Beyond the 105 homes at North Hylton, Karbon has also submitted a planning application for 38 new homes in Houghton-le-Spring.

Elsewhere in Sunderland, the housing association is on site at Chaple Garth (16 homes); Cheadle Road (19 homes); and Dubmire School, Fencehouses (17 homes).

In addition, it has also completed developments at Handley Way, Ryhope (46 homes); Foundry Court, Shiney Row (24 homes); Greeve Mews, Newbottle (17 homes); and Redmond Road (ten homes).
