Earl Grey House, a pioneering Newcastle office and leisure development has secured two new tenants following a comprehensive refurbishment.
Digital marketing agency, Tangent, has taken 1,950 sq. ft on the second floor.
National education recruitment agency, Teaching Personnel, is relocating its North East office from Citibase on Mosley Street to 2,772 sq. ft of contemporary office space on the fourth floor.
Joint property agents for Earl Grey House, Knight Frank and GVA, have now let 90 per cent of the office space at the 58,000 sq.ft Grade II listed mixed-use building on Grey Street in Newcastle city centre.
The offices won ‘highly commended’ in the Commercial Property of the Year category at the 2018 RICS Awards North East.
Prior to practical completion, an office suite of 3,500 sq.ft was let to Epic Games, an American video game and software developer headquartered in Cary, North Carolina. A further 1,900 sq. ft office suite on the ground floor was let ahead of completion to Vardags Solicitors.
With 1,900 sq.ft currently under offer there is now only 4,000 sq. ft of refurbished office space available to let.
The basement, which has been vacant since 2013, has been let to boutique cinema operator Everyman who will be creating around 30 jobs with an anticipated opening date in early 2019.
The cinema will have four screens, a bar and a restaurant and will offer a new concept in Newcastle and added amenity to the building.
Associate at Knight Frank, Rebecca Maddison, said: “Earl Grey House is a fresh approach to meeting the rapidly changing requirements of office occupiers.
“Companies’ needs are evolving and they are putting more emphasis on using the workplace as a tool to attract and retain talent. They are increasingly looking for inspiring, contemporary spaces that promote the wellbeing of their teams.
“We know our market very well and by listening to prospective tenants, the refurbishment of Earl Grey House was designed and developed with potential occupiers at the heart of every decision. It is this recipe that has ensured its popularity and secured record rents.”
The scheme has a modern, minimalistic new office entrance and reception area. The offices are high specification and flexible and incorporate exposed services which bring an industrial style finish. The building has welfare facilities including showers, a large changing area and indoor cycle store.
Helen Oliver, Director of Service, at Tangent explains why her company is making Earl Grey House its new home: “Earl Grey House is the perfect base for us. Attracting talented people to join our ever-growing software development team is paramount and we were keen to secure a property in a central location with good transport links and access to the city’s amenities.
“The high ceilings and exposed services allow us to create a bright, airy and contemporary working environment, which is perfectly complimented by the thriving city centre atmosphere.”
